"Thinking of settling in? There's a house for sale - Breezehome. You should talk to the steward up in the keep if you're interested."
Whiterun Guard[src]

Breezehome is a purchasable home in The Elder Scrolls V: Skyrim.

Located in Whiterun, Breezehome sits adjacent to Warmaiden's and Whiterun's Gate. It is usually the first house that can be bought, and costs 5000 Gold. Physically, it resembles many of the other houses of Whiterun, with pale wooden walls, a few windows and a shingled roof.

It can be purchased from Proventus Avenicci after the Jarl of Whiterun, Balgruuf the Greater, allows the purchasing of property, or from Brill if the Dragonborn has completed the "Battle for Whiterun" for the Stormcloaks. It can be bought immediately after retrieving the Dragonstone for the quest "Bleak Falls Barrow." Proventus Avenicci or Brill do not sell upgrades when they are on the porch of Dragonsreach, only in the dining room.

Siding with the Stormcloaks during the Civil War requires the Dragonborn to perform certain tasks, as well as purchase Breezehome, in order to reinstate themselves as Thane of Whiterun.

Advantages and disadvantages

Breezehome is an inexpensive home and can be easily acquired early in the game, but it is the only home that lacks an enchanting table and mannequin. In order to enchant in Whiterun, the Dragonborn must exit Breezehome (one transition), head to Dragonsreach, then enter (another transition) and walk up the steps to the enchanting table.

For members of the Thieves Guild, the fence in Whiterun, Mallus Maccius, is located outside of the city entirely, at Honningbrew Meadery following the Thieves Guild quest "Dampened Spirits," requiring fast-travel and extra transitions any time the Dragonborn wishes to move stolen goods. However, this is not an issue with the Fence perk at 90 speech.

Breezehome is, however, convenient for blacksmiths due to its proximity to Warmaiden's, the Skyforge, and wood chopping blocks DG for creating arrows.

In the Hearthfire add-on, a courier will deliver a message called Breezehome Furnishings, which allows the Dragonborn to buy an extra room for the Adoption of children. This upgrade will replace the alchemy lab, although the option to change upgrades will always remain available. Any items stored in the barrel next to the staircase will then be moved to the nearby cupboard.

After the house is purchased, Proventus or Brill will sell upgrades for the property:

  • If dialogue with an NPC is not completed before entering Breezehome, they follow the Dragonborn inside. They immediately leave upon finishing their dialogue. However, this is a common occurrence for all houses.
  • To obtain Breezehome for free, collect 5,000 Gold and speak with Proventus. During the dialogue option for purchasing the house, open a container and deposit the coins inside. This can also be done for purchase the upgrades. The coins can be dropped on the floor, but they are much more difficult to pick up afterward. Between 8:00 and 8:30 AM, Proventus can be found in the upper rooms of Dragonsreach, where many containers reside. This is the best location for executing the exploit.
  • Decorating an area of the house removes spiderwebs and boxes.
  • This house can be accessed during the Battle for Whiterun, but the beds cannot be slept in and the upgrades cannot be purchased.
  • During "Diplomatic Immunity," Delphine removes the key to Breezehome from the inventory. It can be reacquired from the chest in the Sleeping Giant Inn.
  • Adopted children living at Breezehome may comment on the sorry state of the Gildergreen (until the quest "The Blessings of Nature" is completed). They may also mention playing with Lucia in the park, and feeling sorry for her (unless she has also been adopted).
  • If Lydia is not spoken to when she appears in Dragonsreach when the title of Thane is given, she will not appear in Breezehome when it has been purchased, though her room will still be furnished. This can be exploited (by avoiding talking with her when in Dragonsreach) if one does not want her in their home.
  • The bed in the master bedroom is not upgraded when the bedroom upgrade is bought; it remains as it was when the house was first purchased.
  • Spouses will comment on Breezehome if living there and will have different comments if asked how the children are doing. They will respond that the city is a positive place for children, with safety and playmates in abundance, but may also remark that the house is too small for all of them.
  • Breezehome's door will relock itself during the Battle of Whiterun. If the Dragonborn has children living there at the time, they will express fear and beg them to stop the siege. The house can also be struck by the flaming catapult projectiles, but will receive no damage.

  •  360   PS3   Sometimes the wall mount upstairs will not let you hang weapons. No known fix yet.
  •  PC   360   The Steward may not sell upgrades if a follower is present, or if the Dragonborn has a bounty.
  •  PC   After purchasing the home, any items put into the only chest in the un-upgraded house will immediately disappear. Leaving Whiterun for a few days appears to fix this.
  •  PC   360   All the containers in the upgraded house may stop auto-sorting items placed in it, causing a mess. Some of the items are sorted based on the order in which they are deposited, while others are arranged alphabetically.
  •  PC   360    After installing the Hearthfire DLC, Breezehome may become broken and will crash the game if entered.
  •  PC   360   After purchasing the Alchemy Lab for the house it can disappear without the ability to buy it again.
  •  360   Sometimes upon entering the house, the upstairs walls may not appear, but the doors are. Reloading a previous save will fix this, or exiting the house and re-entering.
    •  PS3   Other non-moveable objects may disappear such as chests, tables and wall mounts. Leaving and then re-entering seems to fix this.
  •  360   PS3   Sometimes placing Mehrunes' Razor (possibly all daggers) on any of the wall mounts will cause the weapon to glitch off the mount and into the wall, making it impossible to get. (can be fixed by loading a save before placing on the mount).
  •  360   Some weapons placed on the weapon rack will appear on the floor in front of it when re-entering Breezehome.
  •  PC   360   PS3   If the house has been acquired before the Stormcloak attack, the house may be locked and inaccessible after the attack.
  •  360   PS3   Items placed in the home, such as on a table for decoration, can disappear with no means of getting them back.
    •  360   Similarly, objects which have been used as decoration may be sent flying across the room upon entering the house.
  •  PC   360   After placing an object in the home using the "grab" function, it may fly back to the initial location where it was dropped.
  •  360   PS3   Withdrawing all stored books on bookshelves makes the books stay in place and become inaccessible. This prevents them from being interacted with. Withdrawn books are still added to the inventory
  •  360   PS3   Sometimes the wall mount above the door does not allow items to be placed on it.
  •  360   All books with the same cover may randomly disappear from a bookcase after adding another book of a different cover.
  •  PS3   Placing a stolen weapon on the weapon rack and then taking it can cause that weapon rack slot to become inaccessible.
  •  360   PS3   Placing a Silver Greatsword on the Weapon's Rack will cause it glitch out of said rack, and while it is still retrievable, the rack becomes unusable (only the one slot). This also happens at other houses.
  •  PC   360   PS3   Items can be either be placed or spawn behind the shelf to the left of the entrance. These items cannot be reached making them impossible to retrieve.
  •  PC   Using Whirlwind Sprint into Lydia's room, while overencumbered, into the wall, will make you spawn just inside Breezehome's door after a small gray screen area.
    •  PS3   Similarly, using Whirlwind Sprint into the wall support at the back of the house on the ground floor will put you out of the map for a few seconds before teleporting you back to the entrance.
  •  360   Sometimes none of the wall mounts will work in a game. This appears permanent, (e.g. come back later, will still not work). Sometimes if you buy the house and decorations in one visit to the steward the wall mounts will work.
  •  PS3   Sometimes if there are loose objects on the ground in front of the door the Dragonborn can fall through the floor and reappear at the door again.
  • Objects placed on the stand by the door may fall through the surface and into the drawer. The object can be obtained again by opening the door, exiting the storage menu, and picking it up from inside the drawer.
  •  PC   Placing axes causes the item to float somewhere around the rack, the item is still retrievable and the weapon rack can still be used, allowing for more storage. For example, an Orcish battleaxe sticks out of the center of a Shield when placed on the rack in the upstairs bedroom.
  • Arrows shot into the door of Breezehome stay there permanently.
  •  PS3   Containers in Breezehome may reset, and all the items in them will be lost.
  •  PC  DG If you purchase the house and do not have enough money for the alchemy lab, you will keep the option to purchase the lab but doing so only eats the 500 Gold.
    •  PC (Fix)   Workaround: prid E4EF9, disable, prid E4EC8, enable.
